Summary of key points

1. Power, telephone, water are provided to the boundary of each site. The water requires each land owner to install a UV filter to make the water potable, a cost of approximately $1250 plus GST.

2. All sites have broadband internet capability, initially via wireless but via in ground fibre when more than about 10 users are connected.

3. Up to 2,000m2 of kanuka/manuka can be cleared from each site, with no clearance within 20m of a natural water course.

4. There are no specific restrictions on building other than the standards for the Central Otago District Council of 7.5m height restriction (chimneys may exceed that by 1 metre) and requirement that any building be sited no less than 10m from any boundary including roads, 20m from the State Highway and water courses, and not on a skyline.. In addition, there must be 50m separation between dwellings.

5. Any house is limited to a footprint of 500 m2 and any ancillary building footprint is limited to 100 m2 which must be located within 30m of the dwelling. There is no restriction on the foot print of a farm type building ( eg implement shed). A farm building is not an ancillary building to a dwelling and doesn’t need a resource consent, only a building consent.

6. Sites will be fenced where practicable apart from any road and right of way boundaries.

7. Building platforms are not fixed and the exact location will be determined at the time of lodging request for building consent.

8. Any relocatables must be approved by the vendor and there will be a covenant on the titles to that effect. Other covenants include restrictions on commercial activity ( other than farming type activities, home stay, and bed and breakfast) without vendor approval, storage containers to be sited so reasonably difficult to see, sites to be kept tidy, and no dangerous dogs such as pit bulls, pit bull crosses etc).

9. All site owners will hold 3 shares in the water company (Queensbury Irrigation Limited) entitling them to 1,000 litres per share and that company will be responsible for paying the costs associated with the scheme (power, maintenance, etc.) and charging owners annually in advance for the estimated cost. The annual cost for this water supply is anticipated to be approximately $400 per site for a site without a specific irrigation allocation. Each share costs $200.

10. No potentially wilding species are to be planted on the land. This includes all pinus species, Douglas fir, and larch.

11. All exterior house cladding (including roofs) shall be of low reflectivity and natural tones and colours in the range of browns, dark greens, dark grey/blues, greys and dark greens.

12. Boundary fencing shall be restricted to post/waratah and wire and/or post and rail. Solid fencing is only permitted within 20m of a dwelling.

13. There shall be no quarrying or excavation of any natural schist rock outcrop on any lot. Note this does allow removal of odd large rocks to allow cultivation/grassing/viticulture planting.

14. When a dwelling is erected, domestic water and fire fighting storage is to be provided by a standard 30,000 litre tank on each allotment.
